SBRMS provides a range of valuation surveys for all types and sizes of residential property from stately homes and country farmhouses to detached and semi detached properties. We currently have eight suitably qualified Surveyors strategically placed throughout the UK and we also undertake work in Ireland and mainland Europe.

Our services include property valuations, condition reports, contents valuations, risk appraisals and indemnity. In particular we are experts in rebuild valuations and will always ensure that home owners have the correct level of insurance.

Our clients include high net worth insurers, brokers and their clients and we currently work with a number of the UK’s leading Insurance companies.

Our approach

While it is relatively easy to estimate the rebuilding cost of a modern building using standard formulae, historic properties have to be valued individually because of the unique character of the fabric of the building. Estimates have to take into account cost of special materials, custom-built components and specialist trade skills plus other factors such as planning approval for reinstatement and the need to adapt for current buildings or fire regulations. Heritage properties can also take substantially longer to restore after damage, which could mean longer delays in resuming business as usual

We specialise in high value houses and listed buildings either providing the insurer/broker with a risk survey and rebuild valuation or the owner of the house with a rebuild valuation. As you will be aware it is not a straight forward matter to appraise these kinds of houses but it is something we very much enjoy and take great pride in.

Working with insurance companies and underwriters

Use Scott Brown Risk Management Surveyors and your policy holders are in safe hands.

We treat each individual property and policy holder with discretion and we respect their privacy. The use of the relevant soft skills are as important as pure data collection, and as such, whilst we are fully aware of the your need to obtain key underwriting information, we are also aware of the sometimes delicate circumstances, and respect policyholders’ wishes should they not wish to impart some personal data.

You will be provided with a detailed description and report on the property, notifying you of any key facts such as whether it is listed, within a conservation area, constructed of rare or unusual materials, and whether the materials are readily available as well as the trades and skills required to work on the property. Reports also highlight the risk to the occupant as well as advising you, the underwriter, and include detailed and reasoned rebuild valuations.

We are also able to advise you (and the policy holder) on the adequacy or not of the general contents, fine arts and jewellery, with recommendations on whether to increase or decrease the various sums insured. You will be advised whether any risk improvements are required and these are usually qualified as requirements or recommendations.

Should you have any  specific requirements these can be tailored to the report. We work with a number of third parties to bring innovative and real time reporting to underwriters.

Our Reports include:

  • Digital photographs
  • Rebuild valuations with explanation of rates used
  • Full risk assessment
  • OS Mapping

Working with individual property owners

As a private property owner the requirements are very different to that of an insurer.

We can therefore provide you, the property owner with a report detailing a description of property a reasoned rebuild valuation as well as advice regarding the relevant sum insured required for general contents, fine arts and jewellery. We are also able to provide risk improvement advice should the need arise.
